What is NRAS?
The National Rental Affordability Scheme (NRAS) is a very atttractive investment opportunity for Silverhall clients ONLY where the
property locations and type have been well scrutinised. Our belief is that for the NRAS investment to perform it must increase in
capital value, offer good cashflow (neutral to positive), and offer an exit strategy in the future. Hence the Silverhall research process
is required as much in this investment as a non-NRAS investment.
Silverhall is not under the impression that all NRAS allocated properties are good investments.In fact, there are many question
marks over the location and amount of product in certain regions with low employment levels and current oversupplies of property.
Silverhall has also experienced price premiums being placed on the supply of such stock.
Silverhall has a supply of investment grade NRAS properties in areas where the underlying market fundamentals point to strong mid
term results. Silverhall will continue to research new NRAS opportunities as entitlements are granted to developers around the country.
